Avalara Property Tax is cloud software that prepares business personal property tax returns and tracks real property assessments, bills, appeals and deadlines for multi-location US companies and the accounting firms that serve them.
Independently scored, one dimension at a time. Every dimension is sourced, and we say whether a claim is published, reported, or estimated.
A Knowledge Center guide captured on 10 October 2026 puts coverage at real property in all 50 states and personal property returns in the 37+ states that tax it; a July 2024 Avalara product guide says all 50 states and 37 states. An Avalara implementation guide cites forms for all US assessing jurisdictions and more than 500 state and county depreciation schedules, validated annually, and the 2021 CrowdReason deal brought content from 20,000+ assessors and collectors. Gaps: US only, Returns Pro covers only certain states per the terms, and managed services will not process most exemptions or abatements.
An Avalara implementation guide says the product supports unlimited users, legal entities and property locations in the United States, with returns and reports generated in the background. Comcast processes thousands of returns through it (vendor case study). The limits are scope and plumbing: coverage is US only, and the API guide captured on 10 October 2026 caps responses at 100 records a page. Avalara's May 2026 statement that large data sets process in seconds to minutes is a vendor claim.
Avalara's Trust Center lists a Property Tax SOC 1 Type 2 report labelled 31 October 2025, and a July 2024 Avalara product guide describes an audit trail of data changes, user actions and approvals. The same Trust Center matrix does not mark Property Tax under SOC 2 Type 2 or ISO 27001 (checked 10 October 2026). The terms effective 2 July 2026 say Avalara does not audit or validate tax data and leave timely filing and payment with the customer, so no accuracy guarantee applies.
Avalara runs setup for the Enterprise and Accountants editions with Excel templates, bulk uploads, validation and training on live data, and its terms say work starts within 30 days of the contract date. No standard timeline is published; one vendor case study cites a 2 to 3 month schedule and calls it ambitious (Cost Containment Advisors). AP integration, custom reports and data transformation fall outside the standard service and are sold separately, while Returns Pro is self-guided.
The Property Tax terms effective 2 July 2026 set support at email and telephone, 8am to 5pm Central on weekdays, with the number of support users tied to the support tier bought. Implementation comes with a coordinator and tailored training, and Advisory Services offer valuation help and expert witness testimony for large appeals as a separate service. No response-time commitment is published for this product, and the terms say Avalara may elect not to provide status updates.
Data comes in through Excel or CSV templates and automatic file transfers; Avalara's guides also mention API integration and ERP feeds without naming systems. Data goes out through Excel exports, accrual files, payment files for AP systems and a GraphQL API that a Knowledge Center guide captured on 10 October 2026 describes as read only, and Anybill handles print, mail and payment through a separate account. No native connector to a named ERP or fixed asset system is documented, and the implementation terms exclude AP integration from the standard service.
No MCP server covers Property Tax in Avalara's developer portal or the official MCP registry (checked 11 October 2026). A Knowledge Center guide captured on 10 October 2026 describes a GraphQL API that is read only, needs credentials from an Avalara representative and has no public sandbox; the developer portal lists no Property Tax API. In-product AI is document extraction with human validation plus asset mapping suggestions; the property agents Avalara announced on 3 November 2025 are not named in its Aviator launch release of 23 September 2026.
No price appears on any Avalara Property Tax page (checked 10 October 2026). The structure is public in the terms: per-return, per-assessment, per-bill or per-document fees on estimated annual usage, a one-time Returns Pro activation fee and overage by default. No public benchmark isolates this product; Vendr's Avalara median of $16,898 a year covers every Avalara product (reported).
Written by the Audit Friendly research team. No vendor edits, no sponsored placement.
You are buying a US property tax system of record with the content attached. It maps a fixed asset register to more than 500 state and county depreciation schedules, fills current assessor forms, and tracks assessments, appeals, bills and due dates across what Avalara counts as 20,000+ jurisdictions. The Documents module reads scanned bills and notices and attaches them to the right account. Comcast's property tax team says it now manages returns with half the resources it used before (vendor case study).
The catch is scope. The software prepares returns and does not file them. Avalara's own FAQs say Returns Pro and the Accountants edition stop at signature-ready forms, and the terms make the customer solely responsible for filing on time and paying each bill. Avalara files only in the Premium tier of Managed Services, which needs an Enterprise license and an added fee. No price is published. The one API guide found, in Avalara's Knowledge Center as captured on 10 October 2026, describes read-only queries. The Trust Center marks Property Tax under SOC 1 Type 2 but not SOC 2 Type 2 or ISO 27001 (checked 11 October 2026).
Before signing, get the usage tiers for returns, assessments, bills and document accounts priced line by line, with the overage rate and a renewal cap. The standard terms let Avalara raise fees at renewal on 60 days' notice. Ask what the implementation fee covers, because AP integration, custom reports and data transformation sit outside the standard service. Read the data clauses: the terms let Avalara keep asset data, redacted documents and managed-services data to improve its technology after you leave. Ask for the SOC 1 Type 2 report and a written answer on SOC 2 coverage.
Jobs, mapped to how finance teams actually buy.
Import the asset register, map assets to jurisdiction classes, and the system applies depreciation tables and trend factors and fills the current assessor form. Returns generate in bulk in the background, and counties that want one filing can get a consolidated return from a master account. The output is a signature-ready package that you sign and send, or print and mail through Anybill.
Upload PDFs of tax bills, assessment notices and blank return forms. OCR pulls account numbers, addresses and due dates, and Avalara says the data is validated three times, with human verification among the checks. Records with no matching account are flagged, and the original file stays linked to the record for audits.
The Assessments module compares each notice value with the rendered or opinion value and flags the difference. Appeal deadlines, hearing dates and review status sit on the account and the calendar. The customer files the appeal; Avalara's Advisory Services offer valuation help and expert witness testimony for large appeals as a separate service.
The Bills module tracks installments, early-payment discounts and penalty dates, and a missing-bills view lists expected bills that have not arrived. Approved payments export as files for the AP system or go to a disbursement partner such as Anybill for check or electronic payment. Accrual files and payment status reports export to Excel.
Property Tax for Accountants keeps each client's returns, assessments, bills and documents in one tenant with deadlines across accounts. Cost Containment Advisors used it to take on two clients with 300+ locations in 23 states (Avalara press release, 30 October 2025). The firm supports its own clients, and the edition does not file returns.
Managed Services comes in Basic, Standard and Premium tiers on top of an Enterprise license. Standard delivers signature-ready returns by the later of 10 business days before the deadline or 10 business days after the lien date, if your data arrives within 10 calendar days of the lien date. Only Premium has Avalara mail or e-file the returns, and the remedy for a late return is a fee reduction capped at 10 percent of the monthly fees for the affected service.

Here's what it really costs: published rates where a vendor lists them, aggregated quote data where they don't, plus a path to your own number.
Returns, Assessments, Bills and Documents modules for real and personal property, with e-signature and third-party payment integration. Each module is priced per return, assessment, bill or document on estimated annual usage.
Personal property return preparation with asset mapping suggestions, signature-ready forms and self-guided onboarding. Priced on the number of returns prepared; Avalara points it at companies filing 100 to 300 returns.
Multi-client version for firms. Priced on the number of assessments, returns, bills or documents in the system; Avalara says firms managing 250+ returns see value.
The terms require a one-time activation fee based on the usage tier in the order document. The amount is not published.
Avalara loads data, prepares signature-ready returns and, in Premium only, mails or e-files them. Requires an Enterprise license for the matching module.
Training and guided setup for Enterprise and Accountants modules. Excludes AP integration, custom reports, data transformation and non-standard document fields, which are sold separately.
Add-on in which Avalara finds and processes missing bills and notices for known accounts. Needs an active Documents subscription.
Email and phone support 8am to 5pm Central on weekdays. The tier bought sets how many named users can open tickets.
Exceeding a usage tier triggers an overage fee by default; the alternative is paying to upgrade the tier. Usually invoiced at the end of the term.
Returns and checks can be printed and mailed, and bills paid, through a separate Anybill account that connects to the product. No Anybill fee appears on the Avalara pages read on 10 October 2026.
Avalara's FAQs say Returns Pro and Property Tax for Accountants do not file personal property returns (checked 10 October 2026). The Property Tax terms effective 2 July 2026 say the customer is solely responsible for timely filing a return or appeal and for paying each bill. Avalara mails or e-files returns only in the Premium tier of Managed Services, and even there it skips jurisdictions that need wet signatures, notarization or a check. Budget for Anybill or in-house print and mail.
No Avalara Property Tax page shows a price (checked 10 October 2026). The terms price by return, assessment, bill or document on estimated annual usage, and documents are counted by the property tax accounts extracted from them, so one bill can count several times. Exceeding a tier triggers an overage fee by default. Vendr's Avalara median of $16,898 a year across 761 purchases covers all Avalara products and has no property tax line (reported).
Under the Property Tax terms effective 2 July 2026, Avalara may use asset descriptions and classes from Returns Pro and Accountants customers, redacted bills and notices from the Documents module, and managed-services property tax data to develop its technology. The terms state that Avalara has no obligation to return or delete that data and may keep using it after termination. Personal information is excluded. Raise this in negotiation if asset detail is sensitive.
Avalara's Service Terms renew each subscription for a term equal to the initial one unless the customer gives 30 days' written notice before renewal. Avalara may increase fees for each renewal term if it notifies the customer at least 60 days ahead, and an invoice counts as notice. After termination you have 60 days to request your data in writing, as limited access or as an export that can carry Avalara's standard fee. These clauses are in the version effective 24 July 2026, which governs purchases and renewals made before 1 January 2027. The version effective 1 October 2026 applies from that date and adds 10 days of data retrieval at no cost (checked 11 October 2026).
A Knowledge Center guide, dated 7 October 2026 in the site's sitemap and captured on 10 October 2026, describes a GraphQL API with queries and no mutations. Fixed asset registers arrive by Excel or CSV import or automatic file transfer; an undated Avalara implementation guide also mentions building an API integration, without documenting one. The standard implementation service excludes accounts payable integration, custom reports and data transformation. Per the captured guide, credentials come from an Avalara representative and no public sandbox is offered. Ask Avalara which write paths exist, and plan integration work as a separate, priced item.
Avalara's Trust Center lists a Property Tax SOC 1 Type 2 report labelled 31 October 2025. Its product matrix marks Property Tax under SOC 1 Type 2 only, while AvaTax and Avalara Returns also carry SOC 2 Type 2 and ISO 27001 (checked 10 October 2026). If your vendor policy requires SOC 2, ask Avalara in writing which report covers the property tax application and its document processing.
Scored on what an outside agent can actually reach: the documented API, how it authenticates, and whether the vendor ships an MCP server.
Exists: No MCP server covers Avalara Property Tax. Avalara's developer portal lists hosted MCP servers for AvaTax, Returns, E-Invoicing, exemption certificates, Tax Content, Communications, Business Licensing, Cross-Border and its developer docs, and the official MCP registry lists eight com.avalara servers. None is for property tax, and mcp.avalara.com publishes no property tax resource (checked 11 October 2026). The developer portal lists no Property Tax API either. What Avalara does publish is a product page FAQ saying it offers APIs for payment integration with AP and ERP systems, and an Avalara Property tax guide in its Knowledge Center that describes a GraphQL API. The Knowledge Center sitemap dates that guide 7 October 2026, and its text is cited here as captured on 10 October 2026.
Scope: Read only, according to the guide as captured on 10 October 2026. It says the API supports queries and provides no mutations. It reads clients, legal entities, properties, assessors and collectors with their accounts, tax bills, assessment notices, fixed assets and jurisdictions, in pages of up to 100 records. On that reading, document upload, OCR corrections, return generation, appeal filings and payment approvals stay in the web application. An undated Avalara implementation guide also mentions building an API integration to sync data into the product, so ask Avalara in writing which write paths exist.
Turnkey: No. Per the guide as captured on 10 October 2026, access is provisioned against an active Enterprise or Accountants tenant, and the guide does not name Returns Pro. A client ID and secret come from an Avalara representative, tokens last about an hour, and no public trial or sandbox is offered. Avalara's developer portal carries no Property Tax API reference or playground (checked 11 October 2026). A developer has to wrap the endpoint before an agent can ask it a question.
In-product AI: document extraction is the working feature. Avalara says the Documents module reads bills and notices with OCR and confirms the data with further checks, one of them by people. Returns Pro adds asset mapping suggestions. On 3 November 2025 Avalara announced property agents that classify fixed assets and prepare and file personal property returns under human review. The Aviator launch materials of 23 September 2026 name research, certificates and returns agents and no property tax agent, so treat the agent claims as announced until a demo shows them.
Avalara's Knowledge Center sitemap dates its Avalara Property tax guide 7 October 2026. As captured on 10 October 2026, the guide documents a read-only GraphQL API for Enterprise and Accountants tenants, with OAuth client credentials issued by Avalara.
Service-specific terms effective 2 July 2026 apply to upgrades, renewals and purchases from 1 July 2026. They set out Basic, Standard and Premium Managed Services tiers and support hours of 8am to 5pm Central.
A press release said the platform processes large data sets and multi-step workflows in seconds to minutes and is built to evolve with Avalara's agentic AI. The speed claim is the vendor's own.
A Censuswide survey of 1,000 US leaders, commissioned by Avalara, found 60 percent spend six figures a year on property tax compliance and 24 percent use dedicated software or a centralized automated system.
Avalara said property agents acquire fixed asset data, classify it and prepare and file personal property returns, with human review checkpoints. Public product docs do not yet show them.
Avalara launched a managed service that prepares returns, reviews assessments and handles bill payment through a partnership with Anybill. Customers can run fully managed, co-sourced or in-house.
Avalara publishes no price for any Property Tax edition (checked 10 October 2026). Returns Pro is priced on the number of returns prepared. The Enterprise and Accountants editions are priced per return, assessment, bill or document, each in annual usage tiers.
Expect extra lines for implementation, a one-time activation fee on Returns Pro, a support tier, Managed Services if you want Avalara to do the work, and an Anybill account for print, mail and payment. Going over a tier is billed as overage by default.
No public benchmark isolates the product. Vendr's Avalara page shows a median of $16,898 a year across 761 purchases, but that figure spans every Avalara product and the page has no property tax line (reported, checked 10 October 2026). Bring your own counts of returns, bills and accounts so quotes can be compared.
Subscriptions renew automatically for a term equal to the initial one. Under Avalara's Service Terms, the customer must give 30 days' written notice before renewal to stop it, and Avalara may raise fees for a renewal term with 60 days' notice. Both clauses appear in the version effective 24 July 2026, which governs purchases made before 1 January 2027, and in the version effective 1 October 2026, which applies from that date (checked 11 October 2026).
After termination, a written request within 60 days gets either limited access to pull the data or an export file in a format Avalara chooses, subject to its standard export fee. The Service Terms version effective 1 October 2026 adds 10 days of data retrieval at no cost, for contracts signed or renewed from 1 January 2027. While the subscription is live, reports and accrual files export to Excel and filed returns download in bulk. A Knowledge Center guide captured on 10 October 2026 says Enterprise and Accountants tenants can also read data through a GraphQL API.
One exception matters. The Property Tax terms effective 2 July 2026 let Avalara keep and use asset data, redacted documents and managed-services data to improve its technology after termination, with no duty to return or delete them.
Avalara publishes no standard timeline. Its terms say the standard implementation service starts within 30 days of the contract date and that its length depends on the usage tier and Avalara's availability. One vendor case study, Cost Containment Advisors, describes a 2 to 3 month schedule and calls it ambitious, so treat it as the fast end.
Avalara does the setup with you for the Enterprise and Accountants editions. An implementation coordinator walks the team through Excel templates for locations, assets and assessor and collector accounts, bulk uploads, validation errors and training. Returns Pro is self-guided.
The standard service excludes accounts payable integration, custom reports, data transformation and non-standard document fields. If you miss a scheduled session, the terms allow added fees for the revised schedule. Aim to be live before the spring return season, which Avalara places between February and April, and before bills arrive from October to January.
Only to read data, and only after development work. No MCP server covers Property Tax; Avalara's hosted MCP servers are for AvaTax, Returns, e-invoicing, exemption certificates and other products (checked 10 October 2026).
A Knowledge Center guide captured on 10 October 2026 describes a GraphQL API that lets an Enterprise or Accountants tenant query properties, accounts, tax bills, assessment notices, fixed assets and jurisdictions. The guide says it has no mutations, so an agent cannot upload documents, generate returns, file appeals or approve payments through it.
Avalara announced property tax agents on 3 November 2025 that classify assets and prepare and file personal property returns under human review. The launch materials for its Aviator agent hub, unveiled on 23 September 2026, name no property tax agent. Ask for a live demo before counting on either.
