itamlink is Ryan's real property tax management software for owners and occupiers of large real estate portfolios, tracking assessments, appeals, tax bills, payments, budgets and accruals across parcels and jurisdictions.
Independently scored, one dimension at a time. Every dimension is sourced, and we say whether a claim is published, reported, or estimated.
Both plans include unlimited seats, and the Data Manager supports bulk insert, update, rollover and export across modules (plans page, checked 10 October 2026). Vendor case studies cite PetSmart at about 1,650 properties and Brookfield Properties Forest City at 800+, and the vendor says customers manage hundreds of thousands of properties and $2 trillion in value (vendor-claimed). No parcel, document or API limits are published, so volume pricing and performance at bill season are questions for the demo.
The vendor's features page states itamlink is SOC 1 and SOC 2 Type II certified, and the plans page gives both plans audit logs and access to the SOC 1 and SOC 2 audit reports (checked 10 October 2026). Payment approval workflows and an activity log support review and sign-off, though SSO, user roles, field-level permissions and organizational MFA appear only in the Enterprise column. Ryan's trust center lists product security profiles for 11 other products and does not name itamlink, so report periods have to be requested.
The implementations and support page gives phone support from 9am to 5pm ET and email until 8pm ET, and both plans list live business-hours support and a dedicated Customer Success Specialist (checked 10 October 2026). The vendor cites a 94 percent customer satisfaction rating, which no independent source confirms. Ryan's SLA, last updated 10 June 2026, targets a first response within 2 business hours for outages, and it applies only where the order form sits under Ryan's SaaS Agreement.
Qualified standard integrations are listed for Yardi Voyager (approved installments sent as invoice registers), MRI, Anybill (bills out, check numbers and payment details back), Bottomline and PTX Taxfeed (integrations pages, checked 11 October 2026). The same page shows SAP, Oracle JD Edwards, Oracle PeopleSoft and Microsoft Dynamics logos under custom integrations, and one layout still lists Nexus Systems where the other lists Bottomline; the Bottomline page itself still calls the AP platform Nexus. Each standard integration and the API carries an additional annual fee, custom integrations add one-time fees, and data otherwise moves by CSV, Excel or PDF export.
Every plan includes a customized implementation and onboarding plan, hands-on training and help loading and validating new and historical data (implementations and support page, checked 10 October 2026). The vendor publishes no timeline, sandbox or migration tooling detail. The Yardi integration is described as pre-built and client-configurable, while custom integrations carry one-time fees on top of annual fees.
itamlink covers the real property tax lifecycle: assessments and revisions, appeals, tax and expense bills, installments, savings, forecasts, budgets, accruals, and building and tenant allocations (features and plans pages, checked 10 October 2026). It is a tracking and workflow system. Jurisdiction data such as assessment values, tax rates and bill details arrives through the PTX Taxfeed integration, which needs its own subscription, or through Capture and manual entry. Ryan positions itamlink for real property and sends personal property classification, depreciation and filings to OPT.
No MCP server appears in the official MCP registry or on GitHub (checked 10 October 2026). The itamlink API launched on 30 March 2022, yet its developer portal shows only a sign-in page and the plans page sells the API as an add-on. In-product AI is Capture, an OCR add-on that the vendor says uses AI and machine learning to read tax bills and assessment notices; no accuracy figure is published.
No price appears on itamlink.com, rethinksolutions.com or Ryan's property tax software page (checked 10 October 2026). The plans page does show what Professional and Enterprise include and labels six add-ons as additional annual fees, with one-time fees for custom integrations. Vendr has no itamlink page, so no public contract benchmark exists to test a quote against.

itamlink is a system of record for real property tax. Rethink Solutions in Toronto has built it since 2001, and Ryan has owned it since 1 January 2025. The modules follow the property tax lifecycle: property, parcel, assessment, appeal, tax and expense bills, savings, forecasts and budgets, and accruals, with a deadline calendar, payment approval workflows and a document repository. Both plans come with unlimited seats, so property managers, accounting and outside appeal consultants can all work in the same data. Vendor case studies name PetSmart (about 1,650 properties), Brookfield Properties Forest City (800+), Duke Realty and Vistra Energy.
The catch is how little is public. No price is published, and the plans page marks Capture, Parcel Overlay, every standard integration, the API and custom reports as additional annual fees. SSO, user roles, field-level permissions and advanced payment approvals appear on the Enterprise plan only. Knowledge base articles are password protected, the developer portal is a sign-in page, and the product blog has been quiet since 16 July 2025. The product changed hands twice, to Altus Group in May 2022 and to Ryan in January 2025, and Ryan also sells OPT, which it says manages both real and personal property tax. The public feature list has no return preparation, and Ryan points buyers with heavy personal property filings to OPT.
Before signing, get an itemized quote that prices the plan, each integration, Capture, Parcel Overlay and the API, plus any one-time fees. Ask which contract applies: Ryan's standard SaaS Agreement defaults to a three-year term that renews automatically, subject to a pricing adjustment, unless notice is given 60 days ahead. Ask for the SOC 1 and SOC 2 Type II reports that name itamlink, with period dates, because Ryan's trust center lists security profiles for 11 other products and none for itamlink (checked 10 October 2026). Get the itamlink roadmap and its relationship to OPT in writing, and confirm how documents and history come out at exit.
Jobs, mapped to how finance teams actually buy.
Bills and installments are reviewed and approved in itamlink, then sent on for payment. The Yardi integration submits approved installments to Yardi Voyager as invoice registers, on demand or on a schedule, and the Anybill integration sends bills out for payment to the jurisdiction and returns check numbers and payment details. Advanced payment approval workflows sit on the Enterprise plan.
Assessment values are reviewed and trended to spot anomalies and appeal candidates, and appeal dates and documents sit on a calendar with notifications. Savings records track refunds and outcomes against each appeal. In the vendor's case study, PetSmart uses it to track whether appeals are active, deferred or complete and whether refunds arrived.
Capture reads scanned tax bills and assessment notices, extracts the fields, loads them to the right property and parcel and keeps a PDF of the original. The vendor says it uses OCR with AI and machine learning. It is a paid add-on, and no accuracy rate is published, so test it on a sample of real bills from the hardest jurisdictions.
Forecasts, budgets and accruals are built across properties, parcels and jurisdictions, with accounting workflows included in both plans. In the vendor's case study, PetSmart generates monthly accruals for its accounting team. Ask in the demo how accruals reach the general ledger, since the listed integrations are built around payables.
Configurable dashboards show taxes, assessments, deadlines and portfolio statistics, and reports export to CSV, Excel or PDF. Unlimited seats mean property managers, accounting and outside consultants can be given access without a per-user charge. Field-level permissions and user roles for limiting what each group sees are Enterprise features.
Forget the 40-row feature grid. Pick a finance workflow and see how this tool and its closest peers actually do it, with our verdict on who wins for whom.
Here's what it really costs: published rates where a vendor lists them, aggregated quote data where they don't, plus a path to your own number.
All data modules (property, parcel, tax, assessment, appeal, savings, forecasts and budgets, accruals), unlimited seats, dashboards, standard reports, calendar and notifications, itamlink Docs, basic payment approval workflows, audit logs, individual MFA, bulk insert, update, rollover and export, an implementation plan, live business-hours support and a dedicated Customer Success Specialist.
Everything in Professional plus advanced payment approval workflows for tax and fees, bulk delete, SSO, organizational MFA, a User Admin API, user roles, field-level permissions and password expiry enforcement, as the plans grid lays out.
Turns scanned tax bills and assessment notices into editable data linked to the property or parcel, and stores the PDF.
GIS map of parcel boundaries with parcel number, sales data and market values for the portfolio and neighboring parcels.
Pre-built connections listed for Yardi, MRI, Anybill, Bottomline and PTX Taxfeed. Taxfeed data needs its own subscription.
API access for the customer's IT team to build its own integrations and workflows. Documentation sits behind the developer portal sign-in.
Integrations built on request. The integrations page shows SAP, Oracle JD Edwards, Oracle PeopleSoft, Microsoft Dynamics, Lawson, Basware, Boomi, Lucernex and CoreLogic logos under custom integrations (checked 11 October 2026).
Reports built by the vendor beyond the configurable standard reports included in both plans.
The Rethink Solutions plans page lists Parcel Overlay, the Capture OCR tool, standard qualified integrations, the itamlink API and custom reports under additional annual fees, and custom integrations under additional annual fees plus one-time fees (checked 10 October 2026). No amounts are shown. A Yardi or MRI shop that also wants Capture and API access is buying a plan plus three or more add-ons. PTX Taxfeed data also needs its own Taxfeed subscription, per the integration page. Ask for each line priced separately, with renewal terms.
Rethink Solutions was acquired by Altus Group in May 2022, and Ryan closed its purchase of Altus Group's property tax business, including itamlink, on 1 January 2025. Ryan's property tax software page positions itamlink for real property portfolios and says OPT manages both real and personal property taxes in a single platform (checked 10 October 2026). Ryan's standard SaaS Agreement lets it sunset an online service on 120 days' written notice, with a pro rata fee release. None of this signals a retirement plan, but a buyer signing a multi-year term should get the itamlink roadmap in writing.
Section 2.2 of Ryan's SaaS Agreement, marked updated December 2025, sets a three-year subscription unless the order form states otherwise, and renews it for the same term, subject to pricing adjustment, unless either party gives written notice at least 60 days before the term ends. Section 6.1 makes payment obligations non-cancelable and fees non-refundable, with 1.5 percent monthly interest on late amounts and a 3 percent fee on card payments. Whether an itamlink order uses this agreement or a legacy Rethink Solutions contract is not stated publicly, so ask, and write a renewal cap into the order form (checked 10 October 2026).
As the plans grid lays out, Professional includes audit logs, access to the SOC 1 and SOC 2 audit reports and individual multi-factor authentication. Single sign-on, organizational MFA, the User Admin API, user roles, field-level permissions and password expiry enforcement are marked for Enterprise only (plans page, checked 10 October 2026). Separately, Ryan's trust center lists security profiles for 11 products and itamlink is not among them, so request the SOC reports and their period dates during diligence.
The knowledge base at kb.itamlink.com shows category and article titles, but its article pages show a password prompt in place of the body, and the site footer still carries a 2017 copyright line (checked 11 October 2026). The developer portal at api.itamlink.com is a sign-in page, the product blog's latest post is dated 16 July 2025, and several webinar pages still show placeholder text. The vendor home page also shows different figures for tax managed, $35 billion in one layout and $25 billion in another. Ask for current documentation and release notes before the demo ends.
Ryan's property tax software page says itamlink specifically targets real property portfolios, while OPT handles personal property classification, depreciation schedules and compliance (checked 10 October 2026). The itamlink features and plans pages list assessments, appeals, bills, payments, forecasts and accruals, with no return preparation or filing module. A company with heavy business personal property filings would need OPT or another returns tool alongside it, which means a second product to price and integrate.
Scored on what an outside agent can actually reach: the documented API, how it authenticates, and whether the vendor ships an MCP server.
Exists: No first-party MCP server exists for itamlink. The official MCP registry returns nothing for 'itamlink', 'rethink' or 'property tax', a GitHub repository search for an itamlink MCP server returns no results, and the Rethink Solutions GitHub organization has no public repositories (checked 10 October 2026). Ryan's property tax software page and trust center do not mention MCP.
Scope: The agent-reachable surface is the itamlink API. Rethink Solutions announced it on 30 March 2022 as a public-facing API for connecting ERP, analytics and custom applications, and says data can be pulled out, enriched and pushed back in. The developer portal at api.itamlink.com shows a sign-in page (version 7.1.0), so the endpoint list, write coverage, authentication model and rate limits are not public. The Enterprise plan also lists a User Admin API for managing users outside the application.
Turnkey: Nothing is turnkey. The plans page lists the itamlink API as an add-on with additional annual fees, the customer's IT team needs developer portal credentials, and someone has to build and host a custom MCP wrapper or script before Claude can call it. No sandbox is documented in public.
In-product AI is document capture. itamlink Capture is an OCR add-on that reads scanned tax bills and assessment notices, extracts fields such as parcel numbers, amounts due and installment dates, links them to the property or parcel and stores the PDF. A vendor blog dated 1 May 2025 says Capture uses AI and machine learning that improve accuracy over time, and Ryan's property tax page describes AI-driven extraction in itamlink. No accuracy figure or independent test is published.
Ryan's YouTube channel added overview videos for OPT and PropertyPoint on 18 August 2026. The channel's video list shows no itamlink title (checked 10 October 2026).
The SLA, last updated 10 June 2026, targets 99.9 percent availability, pays credits below 99.0 percent and sets response targets by error level for Ryan online services.
The agreement is marked updated December 2025 and its PDF is dated 16 January 2026. It defaults to a three-year subscription with automatic renewal and a 120-day sunset notice clause.
The post describes ERP, fixed asset and payables integrations and automated approval workflows. It is the latest post on the product blog as of 10 October 2026.
The vendor's recap of its 14 May session says tax teams use itamlink integrations with Yardi, MRI, SAP and Anybill, and promises examples of custom and standard integrations.
A vendor blog says Capture extracts parcel numbers, amounts due and installment dates from scanned documents and that machine learning improves accuracy over time (vendor-claimed).
There is no published price. The itamlink site, the Rethink Solutions plans page and Ryan's property tax software page all lead to a demo request (checked 10 October 2026). The plans page shows two plans, Professional and Enterprise, each with unlimited seats, and no dollar amounts.
Budget for add-ons on top of the plan. The plans page labels Capture, Parcel Overlay, standard qualified integrations, the itamlink API and custom reports as additional annual fees, and custom integrations as annual fees plus one-time fees. A team that needs SSO or role-based permissions is buying Enterprise.
Vendr has no itamlink page, so no public contract benchmark is available. The practical route is a written, itemized quote from Ryan, compared against a quote from a direct property tax competitor.
Ryan's standard SaaS Agreement, marked updated December 2025, sets a three-year subscription unless the order form says otherwise. It renews automatically for the same term, subject to pricing adjustment, unless either party gives 60 days' written notice. Fees are billed annually in advance and are non-cancelable. Ask whether the itamlink order form uses this agreement or a legacy Rethink Solutions contract (checked 10 October 2026).
On data, the agreement says the customer owns its data and that Ryan will delete it on request after termination, subject to its retention policy. It does not describe a data export service at exit. Inside the product, both plans include bulk export from the Data Manager to CSV or Excel and report export to CSV, Excel or PDF.
Before signing, confirm in writing how stored documents, bill images and multi-year history are exported at exit, in what format and at what cost. Ryan's published SLA targets 99.9 percent availability and pays credits below 99.0 percent.
The vendor does it with the customer's team, and no timeline is published. The implementations and support page says all plans include a customized implementation and onboarding plan, hands-on training and a dedicated Customer Success Specialist (checked 10 October 2026).
The vendor says it works with the customer to decide how to organize and load new and historical data, then helps with setup and data validation. The effort depends on the state of the source data: parcel lists, multi-year assessment and bill history, appeal files and scanned documents.
Integrations are their own workstream. The Yardi integration is described as pre-built and configurable by the client, while custom integrations carry one-time fees. Ask for a dated plan and time the cutover outside the portfolio's heaviest bill and appeal deadlines.
No turnkey route exists today. There is no first-party MCP server in the official MCP registry or on GitHub (checked 10 October 2026).
An API exists. Rethink Solutions announced the itamlink API on 30 March 2022, and the plans page sells it as an add-on with additional annual fees. The developer portal shows only a sign-in page, so endpoints, write coverage and rate limits are not public. A customer's IT team would need credentials and a custom wrapper before an agent could read or write records.
In practice, an agent can work on exports today: CSV and Excel from the Data Manager and PDF or Excel reports. The in-product AI is Capture, the OCR add-on for tax bills and assessment notices.
